The Rental Process
If the procedure of renting a property is new to you, it’s important you understand the rental process before you find a property to rent. In order to protect both tenant and landlord rights, we conduct a series of checks, referencing and externally protect your deposit using TDS. We help you with every stage of the rental process, including when you want to make an offer, negotiate, move in and inform the energy providers and local council of your move-in.
There are three types of costs you need to budget for when renting a property. The first is the cost of renting a home from a letting agent, the second is the bills you have to pay on top of this and the third is for the deposit you will pay – usually four weeks rent. We like to be as clear as possible so you are prepared for the costs incurred by renting.
We are up-front with our fees and charges so no one gets a shock when they find the home they’re looking to rent. We find property for a range of tenants and provide them with information on their rights and tenancy law. The following are our costs per tenancy; not per person! We’re sure you’ll agree when we say that our fees are cheaper than those of our competitors and most estate agents in London.
- £120 + V.A.T for drawing up agreement
- £120 + V.A.T for drawing up inventory
- £120 + V.A.T for general administration (including check-in)
We are determined not to be beaten on prices, so our tenancy renewal and alteration fees are also one of the cheapest out there.
- £100 + V.A.T for tenancy renewals
- £100 + V.A.T for an addendum (i.e. name change or tenancy handover)
ALL OF THE ABOVE PRICES ARE INCLUSIVE OF VAT at 20%
